The Monteregio Castle in Massa Marittima returns to the market, after the halt of previous procedures the building is put back on sale by ASL Toscana Sud Est which is seeking a new owner. The objective? The restoration of one of the emblematic buildings of the Maremma area. Here is what we know about the sale of the building.
The Monteregio Castle in Massa Marittima for sale
The complex sits in a panoramic position and extends over more than 6,000 square meters. A heritage of historical and scenic value, but also a challenging property to recover, with constraints, intervention costs, and the many transformations accumulated over time. The main body, spread over three levels, covers about 1,500 square meters and still preserves traces of its long medical-use history. On the ground floor were facilities, a gym, a chapel and a kitchen; on the upper floors were the other spaces of the former hospital facility.
Completing the complex are two secondary buildings and the external areas, once laid out as gardens. One of the ancillary buildings, three stories tall, housed technical rooms and storage. The other, developed on a single level, was previously used as a day center.
Information on the Sale
ASL Toscana Sud Est returns to propose the building for sale. The price expected by the new procedure has not been disclosed. However, there is a reference in previous sale attempts: in recent years the Monteregio Castle had been offered with values that ranged between 2.7 and 3 million euros. The figure, of course, represents only part of the investment needed; the future buyer will also have to take into account the restoration and upgrading works required by a property of this size and of this historical value.
Possible future destinations for the complex are varied and leave room for projects that may be very different from the previous healthcare function. Among the allowed uses are commercial, office and residential. The Monteregio Castle could also become a tourist-and-hospitality facility, a hypothesis favored by the building’s panoramic position and the historical context of Massa Marittima and the Maremma.
Also planned are uses tied to care and modern living, such as RSA and senior housing. Another possibility is student housing, a formula increasingly common in reconversion projects for large properties. Not all transformations will be possible without conditions; after all the complex is subject to constraints tied to its historical and landscape value and any intervention must respect its architectural characteristics and the context in which it stands.
Its History
The origins of the Monteregio Castle date back to the 12th century, although today little of the medieval layout is recognizable. Over the centuries the complex has been transformed several times. The turning point came in 1744, with the construction of the Sant’Andrea Civil Hospital. A use that would accompany the building for more than two hundred years, until the late 1990s. Some spaces continued to host health services even afterward, before the gradual decommissioning.
Today the building is back on the market accompanied by a redevelopment plan to bring life back to one of the most important constructions of the Maremma region in Tuscany. It remains to be seen whether this time the commitment to giving the building a new life by finding an owner will come to fruition.
