Forget Tuscany and the Amalfi Coast: the new foreign real estate dream has the look of an Umbrian lake. The Trasimeno is officially in the top five Italian destinations most sought after by foreign buyers, with inquiries skyrocketing by 30.68% in a single year.
According to Gate-away.com data, the portal that tracks who, from abroad, looks for a home in Italy. The result? The Trasimeno now competes with already famous names like Como, Salento, Valle d’Itria, and Lunigiana, ranking fifth. Little fame, a lot of charm: this is why the Umbrian lake is winning over those seeking the truest Italy.
Leading the purchases are the United States, first market with 24% of requests, followed by the United Kingdom and by those who, already on vacation in Italy, decide to inquire about the area (12.87%). Brazil is not missing, the fourth market in the region, alongside Germany and Belgium.
Lake Trasimeno Wins Over Foreign Buyers
Driving demand in the area is Castiglione del Lago, which alone accounts for 42.78% of requests and is the most sought-after municipality in all of Umbria. Following, in order, are Marsciano, Panicale, Magione, Passignano sul Trasimeno, Città della Pieve, Tuoro sul Trasimeno, Deruta, Piegaro and Corciano: a spread of villages, countryside and lake views that tells of a growing interest across the entire area, more than a focus on a single town.
The average price of the requested properties stands at 255,194 euros, a figure that makes Trasimeno decidedly more accessible compared with other Italian lake destinations, with Como at the head. And the numbers confirm it: almost 73% of inquiries relate to homes under 250,000 euros. It is therefore not surprising that the most searched type is the country house (19.48%), followed by apartments, villas and agriturismos. Those looking at Trasimeno are not seeking any investment; they want a home with character, outdoor space, and a real connection to the territory. At the same time they seek a destination well connected to Tuscany, Lazio and the main cities of Central Italy.
The success of Trasimeno, however, fits into a broader frame that rewards the entire Umbria: the region sees Castiglione del Lago at the top of the regional ranking, ahead of Todi, Orvieto, Marsciano, Gubbio, Massa Martana, Sellano, Perugia, Assisi and Panicale. About 74% of Umbrian requests concentrate in the province of Perugia, which thus confirms itself as the true heart of the regional real estate market, with an average value of 271,521 euros. Numbers that tell of an Umbria increasingly taking center stage in the choices of those abroad who are looking for a home in Italy.
The Most Beloved Destinations for Those Dreaming of a Home in Italy
As for the other destinations that emerged from the study, Lake Como remains the go-to destination for those dreaming of a prestigious property, aided by its international fame and a market now well established among celebrities and major investors.
The Salento, meanwhile, continues to charm those who dream of masserie, trulli and a slower pace of life, while the Valle d’Itria confirms its identity with rural landscapes and the characteristic architecture. Finishing the top five, just before Trasimeno, is Lunigiana, a border land between Tuscany and Liguria, increasingly appreciated by those seeking authentic villages away from the most-traveled routes.
